Acreage Utilities 101: Septic vs. Sewer, Wells & Irrigation

On acreage, utilities decide more than comfort—they steer budget, siting, and schedule. That’s why our feasibility checklist comes before floor plans. A few facts gathered early will keep you from redesigning halfway through or paying for surprises after you’ve fallen in love with a lot.

Water. If the property uses a domestic well, we’ll confirm depth, flow, and quality. Low flow in late summer or mineral content that needs treatment can change equipment choices and costs. City water simplifies some decisions but adds connection fees and meter placement. For landscaping, pressurized irrigation (where available) lowers ongoing costs and reduces stress on wells; we’ll verify delivery method, seasonality, and whether the parcel has active shares.

Wastewater. Acreage often means septic. Perc tests, soil type, tank sizing, and drain‑field placement affect driveway routing and future shop locations. If city sewer is nearby, connection fees and trench routes go in the budget. We map these zones before we position patios, pools, and garden beds so nothing conflicts later.

Power & communications. Transformer distance, trenching routes, and fiber availability affect both cost and day‑to‑day happiness. Long pulls require conduit sizing, spare lines for future gates or cameras, and good as‑builts. Preplan 50‑amp circuits for hot tubs or RVs and exterior shutoffs for painless winterization.

  • Stub gas to the grill and fire feature.
  • Add hose bibs at garden corners and the future shop pad.
  • Run low‑voltage to landscape zones for lighting and Wi‑Fi.

Paperwork & timing. Easements, canal setbacks, and occasional floodplain edges aren’t deal‑breakers; they just demand measurement and smart grading.
